We require a full security deposit equal to one months rent at time of tenants backgroud check approval. The lease will then be drawn up by an attorney's office which takes 48-72 hours. Once tenant signs and executes the lease the security deposit becomes non-refundable, if for any reason the tenant cancels before the move-in day. We will only hold a home off the market for 30 days. Before move-in we will require one full months rent and in addition any pro-rated amount if the home is rented in the middle of a month and the security deposit of one months rent will be applied. We also require a $300 non-refundable pet deposit for any pets that will be living in the home (The pet deposit may vary per home).
Example: Rental Amount $1000 Move-in Date Nov 16th.
Application Fee: $60 for Primary and $40 for each additional applicant
Approval Time: 48-72 Hours
Deposit to Secure Home: $1000
Once Approved Deposit Becomes Non-Refundable
Lease: Drawn up by Attorney's (48-72 Hours)
Lease Signed by Tenant
Before Move-In if moving on Nov 16:
$1000 One Months Dec.
$500 Pro-rated amount for Nov. 16-30
$300 If Pet (Non-refundable)
$1000 Deposit Applied. (Security)
Total Move-In is: $2800
First rental payment will not need to be paid till January 1st.
